Images: Proposed development in downtown Vancouver to preserve historic facades

A recognizable curved frontage will be saved as part of the project

Just down the road from Victory Square, a new building has been proposed on West Hastings Street.

Proposed for 314 to 328 West Hastings, the 12-storey building would bring 128 residential units to the area ranging from studio to three-bedroom units.

"The proposal also includes the preservation of the existing heritage building facade of 314 and 328-330 West Hastings Street," writes proponent Pacific Reach Properties.

The facade at the 314 address has a recognizable curved overhand built in the 1940s, while 328 W Hastings St. was built in 1904, according to BC Assessment. Neither are part of the city's heritage register, but have potential, according to the application.

"The West Hastings Street frontage will consist of commercial space and separate lobbies for residential and commercial uses," states part of the application. "The commercial units along West Hastings Street will help to activate and animate the streetscape and provide retail continuity."

The residential units will be a net gain for the city's housing sector, says Pacific Reach, as there's no housing on site right now. The vast majority are planned to be studio apartments (87) with five single-bedroom units, 15 two-bedroom units and 21 three-bedroom units

They also aim to revitalize the 314 West Hastings location as they note it's been vacant for some time.

"The existing 314 West Hastings building has declined in condition from years of neglect," they add.

The proposal is about to enter its virtual open house phase.
