We submitted 16 months ago to change 16 approved townhouses with 32,000 sq ft. to 56 condos of 630 sq ft. Same foot print, same number of washrooms, only a change in the number of doors. To provide a product that is selling, for a product townhouses that we cannot sell. The condos would be smaller and very affordable.

We received planning approval, engineering approval, design panel approval, public hearing approval, first reading and second reading, all approved. This process took 14 months and cost $150,000. It was done before the current downturn and was done to avoid building something that the public will not buy in this area.

The council suggest we are high density then proceed to sell the public on a 500 per cent increase in density four blocks away.

We are under the 2000 the 2003 and the 2010 downtown concept plan, we are allowed up to 32 units per acre. With the suggested increase we are at 31 units per acre. Engineers suggest nine additional residents and nine additional traffic trips.
