For people looking for a standard single-family house, Vancouver is not a cheap city in which to buy.

Right now the cheapest (relatively speaking) house on the market (according to both REW and MLS listings online) is, perhaps fittingly, a Vancouver Special in East Van. It's been on the market for about a week.

It's $1.3 million.

The detached home is essentially the same price as this floating home in Coal Harbour.

The 50-year-old structure at 4523 Picton St. is a renovated five-bedroom, two-bathroom house, split into two suites. As there are thousands of Vancouver Specials, there's a good chance you already have an idea of what it's like inside, with big, boxy, nondescript rooms.

One bonus with this one is in the backyard (yes, there's a notable backyard, that's one of the perks of a standalone house) there's a big deck for summertime relaxing.

There are few other homes in the same price range, even, with only 10 other standalone homes under $1.5 million; the situation here has led to a TikTokker going viral comparing Canadian housing prices to private islands. For the record, this Vancouver Special is priced around the same as this home in the British Virgin Islands.
