Where can you find a house for under $1M? Try Coquitlam or Port Coquitlam

Could you afford to buy your house if you were in the market today? This 77-year-old, three bedroom home recently sold in Port Coquitlam for $970,000.

If you want a house for under $1 million, consider the Tri-Cities.

In Metro Vancouver where a growing number of townhomes are at or above seven figures, there are still a couple of Coquitlam and Port Coquitlam single family homes that, in this real estate market, could be considered "affordable housing."

Places like Port Moody, New Westminster, Burnaby or Maple Ridge don't have a single family home under $1 million for sale, according to REW.ca as of this publication (March 30).

The Coquitlam and Port Coquitlam residences tend to be older homes on small lots, but interested buyers may have to pay more to get something newer and bigger.

Still, the idea of getting a home with a yard for under $1 million has its charm.

For one person this month, their dream home was a 77-year-old house in Port Coquitlam with three bedrooms and a walk-in attic for less than $1 million.

At $970,000, according to Zealty.ca, the purchaser even got a bit of a deal, buying the home for $18,000 under the asking price.

Located at 2739 Davies Ave. — just east of Westwood Street — the two-storey home is on a lot of approximately 4,000 sq. ft., big enough for a trampoline.

It featured a roof done in 2017 with 50-year shingles with transferable warranty, high efficiency furnace in 2021, new sewer connection from the house to the street in 2020, re-wiring in 2001, and all exterior doors replaced and most of the windows replaced with vinyl in 2001. 

It was assessed in July 1, 2021, at $908,200, according to BC Assessment.
